Terms of Service

These terms explain how I work with you when you ask me to design and build your website. Plain English, no surprises. By asking me to build your site, you're agreeing to them.

1. Who I am

JB Sites is a sole trader based in the United Kingdom, run by Jamie Billingham. In these terms "I" and "me" mean JB Sites, and "you" means the client. You can reach me at hello@jbsites.co.uk.

2. What I do

I design and build clean, custom websites for independent businesses, for a one-off fee.

3. The free mockup

It starts with a free homepage mockup. There's no charge and no obligation — if it's not right for you, you can walk away and owe nothing. The mockup remains my property until you decide to go ahead and pay for your site.

4. Pricing

Every site starts at £350. Optional add-ons are priced separately — for example extra pages (£75 each), an AI chatbot (£150), or a logo & brand kit (£200). Prices are a starting point; I'll confirm the total for your project in writing before any paid work begins.

5. Payment

I don't begin building your full site until payment is received, as agreed in writing. Unless we agree otherwise, the fee is payable before the build starts. Any add-ons or extra work agreed later are billed as arranged.

6. What I need from you

To build your site I'll need your text, images and any brand assets, provided in good time. You confirm that you own — or have permission to use — everything you give me, and you agree to cover me against any claim that arises from the materials you supply.

7. Revisions

Your fee includes a reasonable number of revisions during the build so we get it right. Substantial changes beyond the agreed scope, or new work after your site has launched, may be quoted separately.

8. Timings

I'll give you a realistic timescale, but dates are estimates and depend on you getting me what I need. If content is slow to arrive, timings may move.

9. Ownership

Once you've paid in full, the finished website and its custom design are yours to own and keep. Third-party parts (fonts, plugins, booking tools, stock images) stay under their own licences. I may feature your finished site in my portfolio and examples — just ask if you'd prefer I didn't.

10. Hosting, domain & third-party tools

Your site is a one-off build with no monthly fee from me. Unless we agree otherwise, once the site is handed over you're responsible for your own domain and ongoing hosting. Booking systems and similar tools are run by third parties under their own terms.

11. Your right to cancel

The mockup is always free, and you can walk away at any time before you pay — no charge and no obligation.

If you're a consumer (buying for purposes outside a business), you have a legal right under the Consumer Contracts Regulations 2013 to cancel within 14 days of agreeing the contract, and I'll refund what you've paid. To cancel, just email hello@jbsites.co.uk within that time.

Because most clients want their site started promptly, if you ask me to begin work during the 14-day period you're expressly requesting that early start and agreeing that: (a) if you cancel part-way through, you'll pay a fair amount for the work already done up to that point; and (b) once the work has been fully completed within those 14 days, your right to cancel is used up. After that — because each site is built bespoke for you — fees for work already carried out are non-refundable.

This statutory cancellation right applies to consumers. If you're buying as a business, it doesn't apply, though the free-mockup stage still does.

12. Putting things right

I'll build your site with reasonable care and skill. If you spot a bug or fault in what I built, tell me within 30 days of launch and I'll fix it at no charge. Changes or new features beyond the original build may be chargeable.

13. Legal page templates

If your site includes a privacy policy and/or terms, I provide these as plain-English templates, tailored to the information you give me about your business. They're a solid starting point to help keep you covered — but they are not legal advice. You're responsible for reviewing them and making sure they fit how your business actually operates, and I'd recommend a professional check if anything about your situation is unusual. I'm not liable for the content of these templates or for your reliance on them.

14. Liability

I'll always do my best for you, and I'll carry out my work with reasonable care and skill.

I'm not liable for loss of profits, revenue, business, goodwill or anticipated savings; loss or corruption of data; or any other indirect or unforeseeable loss. I'm also not responsible for problems caused by third-party services (such as booking tools or your hosting) or by materials you supplied.

My total liability to you for any and all claims connected with the work is limited to the total fee you paid me for that work.

Nothing in these terms limits or excludes my liability for death or personal injury caused by my negligence, for fraud, or for anything else that can't be limited or excluded by law. These terms don't affect your statutory rights as a consumer.

15. Governing law

These terms are governed by the law of England & Wales, and any disputes are subject to the courts of England & Wales.

16. Changes to these terms

I may update these terms from time to time. The version that applies is the one shown on this page when you engage me.
